Commercial plumbing service software

Commercial water heaters, backflow assemblies, sump and sewage ejector pumps, and the annual tests a water authority will ask for.

Backflow testing is a filing obligation with a deadline, not just a service call: the assembly has to be tested annually and the result has to reach the authority. Keeping the assembly, its test history and its due date on one record is the difference between a renewal you schedule and one a customer gets a letter about.

Equipment you already service, set up on day one

2 equipment profiles ship with the product. Each one carries its own maintenance cadence and checklist, so a new site is described rather than invented.

Inspection forms, modelled on the standard

6 form starters you can use as they come or edit. They print as a report your customer can keep.

Backflow Preventer — Annual Test

about 45 min

The annual test report for a reduced-pressure (RP/RPZ), double check (DC), or vacuum breaker (PVB/SVB) assembly. Records the assembly and gauge details, the actual differential readings, repairs and parts, and the certified tester sign-off the water purveyor files.

USC FCCCHR Manual of Cross-Connection Control (10th ed.) / ASSE Series 5000 tester certification

Water Heater — PM

about 60 min

Annual preventive maintenance on a gas, electric or tankless water heater: T&P relief valve test and discharge piping, anode and tank flush, delivered temperature and mixing valve, combustion and venting or element amp draw, expansion control, recirculation and leak containment.

IPC §504 (relief valves & discharge piping) / ASHRAE 188 (Legionellosis risk management)

Sump / Sewage Ejector Pump — PM

about 45 min

Preventive maintenance on a sump, sewage ejector or grinder pump station: basin and cover, float set points, pump amp draw and cycle time, check valve and discharge piping, duplex alternation, high-water alarm and battery backup.

IPC §712 (sumps & sewage pumps) / NFPA 70 Article 430

Fixture & Leak Survey

about 90 min

A walking survey of a building or zone: fixture counts, measured flow and flush rates, running toilets and dripping faucets, stops and supply lines, traps and primers, distribution pressure and shutoff labelling, closed with a water meter creep test on a building at rest.

EPA WaterSense fixture specifications / IPC §604 (water supply & distribution)

Grease Interceptor — Service Record

about 45 min

The service and compliance record for a grease interceptor pump-out: FOG and solids depth against the 25 percent rule, volume pumped, manifest and hauler details, baffles, tees, flow control and vent, and the next service interval.

PDI G101 / 40 CFR Part 403 pretreatment — plus the local FOG ordinance

Drain Camera Inspection — Report

about 40 min

The sewer or drain video inspection a homeowner, buyer or insurer asks for: where the camera went in, how far it got, pipe material and size, every defect with its distance from the access point, and what you recommend. Written so it can be sent as the customer’s report.

NASSCO PACP defect coding (optional) — distances in feet from the access point
